Employment
Mr. Tracy joined Tellatin, Short, Hansen & Clark, Inc. in May 2005.
From 1997 to 2005, he was employed by Koch Industries Inc. as a
Real Estate Manager. From 1995 to 1997, he was an appraisal
manager with Ted Dahl & Co., and from 1987 to 1995 he was an
appraisal manager for Swan Valuation Group. From 1986 to 1987,
he was an associate at Van Stavern Co., a Wal-Mart Shopping
center developer.
Experience
Mr. Tracy has been involved in the commercial real estate industry
since 1986, and the appraisal sector since 1987. Real property
appraised encompasses a range of property types such as vacant
land, industrial warehouse and distribution centers, freestanding
retail facilities and shopping centers, retirement apartments and
nursing homes, apartments, office buildings, motels and hotels, as
well as other miscellaneous property types.
While at Koch Industries, the second largest privately held
company in the U.S. with annual revenues of over 40 billion,
he was responsible for the management of an office and industrial
real estate portfolio of over 200 million dollars which included
acquisitions, dispositions and leasing, with extensive experience
in environmentally impaired real estate. He also was responsible
for investment initiatives in Section 42 housing, and
environmentally impaired real estate.
Education
Mr. Tracy earned his undergraduate degree, a Bachelor of Science in
Construction Management, from Missouri State University in
Springfield, Missouri.
He is an associate member of the Appraisal Institute and has
completed the following Appraisal Institute Courses: "Appraisal
Principles," "Appraisal Procedures," "Standards of Professional
Practice, Part A & B," "Basic Income and Capitalization,"
"Advanced Income Capitalization", "Report Writing and Valuation
Analysis," and "Advanced Applications."
